Four categories of real estate investment

Investors in real estate may want to consider that there are at least four categories of real estate to consider, each with its own unique characteristics. I’ve had a little experience in each category.

  1. Residential – the most common for individual investors. I’ve had the opportunity to be involved in about a dozen single family homes and two duplexes. Most were hands-on full house renovations.
  2. Commercial – the focus of my early career experience, often through public syndicated partnerships
  3. Land – farmland, timberland, pasture, wetland are some of the common types.
  4. Niche – including aquaculture zones, water rights, and working waterfront, This has been my focus for the past fifteen years.

Each type has its advantages and disadvantages. My experiences are discussed throughout other posts.
